Investment Options
Residential and Commercial Mortgage Notes
Primarily, we offer mortgage notes for residential properties up to four units. Many of our available properties involve some level of rehab work, which adds value to your investment.
Flexible Terms
Our mortgage notes typically range from 6 to 24 months and have no prepayment penalties for the borrower, so they are often paid off early. Each available note will list its maturity date, with some already seasoned with payments by the borrower.
For Accredited and Non-Accredited Investors
Accredited Investors
Investors who qualify as accredited can invest in full or partial amounts of most notes in $50k increments, enjoying the same rate of return as full-note investments. To qualify:
- $1 million in assets (excluding personal residence)
- $200k individual income or $300k joint income
Non-Accredited Investors
Non-accredited investors can purchase full notes and both types of investors can use multiple accounts for the investment, with monthly payouts to each account. This flexibility allows you to mix self-directed IRAs and cash investments.
Attractive Returns
Our mortgage notes offer annual returns ranging from 8-12%, with monthly interest payouts. Notes are available in most US states, with values currently ranging from $65k to $620k.
Service Fee
We charge a 1% annual fee (0.083% monthly) for mortgage notes in a sub-servicing agreement. This fee covers access to available notes and assistance throughout the purchase process. The servicing company pays this fee directly to us monthly for the loan’s duration. For example, on a $100k note at 10% interest you’ll receive $750/month (9% share) and we’ll receive $83.33/month (1% share).
